Each year, Midwest Real Estate News inducts a new class in its Commercial Real Estate Hall of Fame. Here is one of our newest inductees, Todd Phelps, partner with the Minneapolis office of law firm Stinson LLP.
For more than two decades, Todd Phelps has served as a go-to source for his commercial real estate clients. He’s helped these clients structure, develop, construct, finance, lease and sell commercial real estate of all types.
That’s just one part of Phelps’ career, though. As a partner in law firm Stinson’s Real Estate Division, Phelps also represents private and family businesses, assisting them as an outside general counsel with complex and day-to-day matters. This includes ownership agreements, financing transactions, contract negotiations, dispute resolution, regulatory matters and corporate transactions.
Leveraging his significant experience in consumer finance regulations, joint ventures, entitlements, tax credits and government incentives, Phelps frequently works with private businesses, developers, property owners, tenants and financial institutions.
“I enjoy working with smart, creative entrepreneurs and professionals in putting commercial deals together,” Phelps said. “It is incredibly satisfying and professionally rewarding to be the trusted legal advisor on a team of commercial real estate pros.”
And this work has had an impact. “He’s my friend and counselor,” said one of Phelps’ clients. “I’d want him to go to war with me. He’s not afraid to tell me exactly what I need to hear.”
What are some of the steps Phelps has taken to succeed? He points to his commitment to lifelong learning. Phelps became a board-certified real property law specialist and a fellow in the American College of Real Estate Lawyers. He has been named among the Best Lawyers in America in commercial real estate.
Then there are the relationships he’s built over the years.
“Earning and realizing the role of ‘trusted advisor’ by being honest, responsive, hardworking and providing value has really broadened how I think about deals,” Phelps said.
Finally, Phelps said that it is important to be self-aware.
“I am extremely grateful for all the blessings in life, including a successful practice, and I make it a point not to take anyone or any experience for granted,” Phelps said. “I firmly believe in treating everyone with professionalism, respect, kindness and candor.”
Phelps also finds time to give back to his community. He is a long-time board member and current secretary of the Boys and Girls Clubs of the Twin Cities. He is also a recipient of the National Service to Youth Award from the Boys and Girls Clubs of America for his work with the organization.
Phelps also serves on Stinson’s Coronavirus Task Force, where he helps clients with real estate and financing matters related to the COVID-19 pandemic.
Before attending and during law school, Phelps served as a captain in the U.S. Army. Outside of work, he enjoys running, skiing, biking, swimming and spending time with his family and golden retriever.
