A local property developer is looking at plans for a huge shipping hub in southern Dallas County.
Dallas-based Champion Partners is already building one warehouse in Wilmer in partnership with investor Rosewood Properties. The 610,000-square-foot Tradepoint 45 building is being built near Interstate 45.
Now Champion Partners is working on a second building that would be more than twice as large.
The almost 1.4 million-square-foot warehouse — the same size as a downtown skyscraper — is planned on North Sunrise Road and would start this summer, according to planning documents filed with the state.
Designed by Richardson’s Alliance Architects, the big industrial project will take about a year to complete and will cost more than $74 million.
Southern Dallas County is the D-FW area’s hottest industrial building market with more than 20 million square feet of construction underway.
In November, Champion Partners said it would open the Wilmer building that’s now under construction in third-quarter 2022. Rosewood is providing the equity for the development.
Champion Partners has a track record of building and redeveloping North Texas office and industrial projects. The property company has more than 1 million square feet of speculative warehouse space in the development pipeline.
