Has the D-FW housing boom peaked?

After more than a year of sales increases, North Texas home purchases dipped in June from a year earlier.

The sales decline in the Dallas-Fort Worth area was one of the largest among more than 50 major metro areas tracked by residential sales firm Re/Max.

With a 5.8% year-over-year decline, only Billings, Mont., and Boise, Idaho, had larger annual sales decreases in June, according to Re/Max’s monthly national housing report. Sales were also down in San Antonio and Atlanta.

Nationwide sales rose 26.4%, according to Re/Max.

Re/Max officials and real estate analysts say it’s premature to say the overheated D-FW housing market is cooling.

“It is too early to tell, but it does appear that our boom market is adjusting somewhat,” Mark Wolfe, broker-owner of RE/MAX DFW Associates, said in the latest report. “The market is still hot, but instead of 20 offers on a new listing, it is now five offers.

“Home prices continue to increase, but I do think we are seeing a slowdown in the increase,” Wolfe said. “Further, we are seeing a slight improvement in inventory. Part of the slowdown may be because of school starting in less than a month, which is always a factor.”

Re/Max says the current median home-sale price in D-FW is $355,000, which is up 21.4% year-over-year and the highest price recorded for the area.

Through the first six months of 2021, North Texas real estate agents have sold 55,129 single-family homes — a 7% gain in sales from the same period last year.

Sales continued to increase in June in Dallas and Collin counties but were lower than a year ago in Denton, Ellis, Kaufman, Rockwall and Tarrant counties.

One reason for the slight area decline in June sales was that a year ago, the market saw higher-than-normal home purchases due to sales that were postponed in the first two months of the pandemic.

Also, houses in the D-FW area are still in short supply.

In June, only about 8,600 single-family homes were listed for sale with real estate agents — 50% less than in June 2020.

Soaring home costs in the D-FW area have also discouraged some potential buyers.
