For more than 20 years, Dynamic Realty’s Carmen Micsa has been helping buyers and sellers in Sacramento’s real estate market. She’s never seen anything like the buzz being created by three words: Accessory dwelling units, or ADUs.ADUs are smaller structures, like guest homes or detached garages, built on the same property as a a main house.”It absolutely has to do with the pandemic,” said Micsa. “There’s been a tremendous increase in demand because so many people work from home, or family members moving in.”The focus on ADUs is proving so trendy that Placer County used its government Twitter page to advertise free plans and resources for homeowners interested in building an accessory home.The City of Sacramento is also using ADUs to help address the issues of affordability and supply of homes, said Micsa.If 1% of eligible homeowners in Sacramento built a new ADU, it would create 3,803 units over the next five years, according to Housable.com.”Homes with an existing ADU are tending to get double the amount of offers than a house without that in the backyard,” said Micsa. “What I see that is crazy is when homebuyers see a shed in backyard turned into an office. They are like, ‘Gosh, this has an office, right? I really like this house.'” Next week, a special tour event is scheduled for real estate professionals and local government regulators to further discuss ideas and guidelines for the growing popularity of ADUs, said Micsa.
