A Dallas urban housing developer is headed to Northeast Dallas for its next project.

Larkspur Capital is planning a rental home community near the Casa Linda shopping center on Garland Road. The project near Peavy Road is in an area that’s been the focus of redevelopment efforts.

Larkspur Capital’s new community would replace an almost half-century-old big box retail store on the site.

“The project will consist of 56 units with an average size of 1,500 square feet,” said Larkspur’s Carl Anderson. “We’ll have a mix of freestanding units, duplexes and six-unit buildings that each feature its own courtyard.

“Every unit will have a pretty large backyard, and most units will have their own garages.”

The new community will also have a swimming pool and grilling area.

“We believe that the big box retail currently on the property is ripe for redevelopment given the surrounding beautiful neighborhoods and interesting natural topography, proximity to White Rock Lake and direct link into the central business district via Garland Road,” Anderson said. “Given that Garland Road is one of the key gateways into the city from the northeast, the site also benefits from quick access to Interstate 635, so access to the northern office submarkets, Las Colinas and DFW Airport is seamless.”

The site is next to an existing apartment community built in the 1960s and retail buildings along Garland Road.

Larkspur Capital is seeking zoning approvals for the new home project.

“We’ve been meeting with area neighborhood groups since last March and have a lot of support for the project,” Anderson said. “The adjacent neighborhoods are very engaged and sophisticated, so they had a lot of great input that we incorporated into the project, which resulted in an outcome everyone is excited about.”

The Garland Road development is the second such project in the works by Larkspur Capital.

The builder is planning an even larger rental home community on Fort Worth Avenue in West Dallas.

“While most single-family rental and build-for-rent development is occurring in suburban areas, we’ve decided to take an urban approach in order to differentiate our projects,” Anderson said.

Larkspur Capital has a track record of building urban housing projects in East Dallas and more recently Oak Cliff.

The developer is also building a 200-unit apartment project in Dallas’ Deep Ellum neighborhood.
